Mortgage Calculator
Estimate your monthly mortgage payment with property tax, insurance, PMI and HOA, extra payments, total interest and a yearly amortization table.
See what a home will really cost you each month. Enter the home price, your down payment (as a percentage or an amount), the interest rate and the loan term, and the Mortgage Calculator shows your monthly payment — not just principal and interest, but also property tax, home insurance, private mortgage insurance (PMI) when your down payment is under 20 percent, and HOA fees.
You also get the loan amount, the total interest over the life of the loan, the month it will be paid off, a chart of how each year's payments split between principal and interest, and a year-by-year amortization table. Add an extra monthly payment to see how many years and how much interest you can save. Works in any currency; all calculations happen in your browser.

How the monthly payment is calculated
The principal and interest part is the standard fixed-rate formula: M = P × r ÷ (1 − (1 + r) to the power of −n), where P is the loan amount, r the monthly interest rate (annual rate ÷ 12) and n the number of monthly payments. For a 320,000 loan at 6.5 percent over 30 years that is 2,022.62 a month. Property tax and insurance are spread over twelve months, and PMI is a yearly percentage of the loan, also paid monthly.
| Part of the payment | How it is estimated |
|---|---|
| Principal and interest | Fixed-rate formula on the loan amount |
| Property tax | Yearly percentage of the home price ÷ 12 |
| Home insurance | Yearly premium ÷ 12 |
| PMI | Yearly percentage of the loan ÷ 12, while the balance is above 78% of the price |
| HOA fees | Monthly amount as entered |
Understanding amortization
With a fixed-rate mortgage the monthly payment stays the same, but its make-up changes. At first most of each payment is interest, because interest is charged on a large balance; as the balance falls, more and more goes to principal. The chart shows this clearly: in the early years the interest part dominates, in the final years almost everything reduces the loan. That is also why extra payments early in the loan save the most interest.
Extra payments and shorter terms
Even a modest extra payment each month goes straight to the principal and can take years off the loan. On a 200,000 loan at 6 percent over 30 years, paying 200 extra a month pays it off in 21 years instead of 30 and saves tens of thousands in interest. A 15-year term has a higher monthly payment than a 30-year one but usually a lower rate and far less total interest. Check whether your lender charges prepayment penalties before paying extra.
About PMI, taxes and insurance
Private mortgage insurance protects the lender on conventional US loans when you put down less than 20 percent. By law it ends automatically when the balance reaches 78 percent of the original home value, which the calculator models; you can often ask to cancel it at 80 percent. Typical PMI costs are 0.3 to 1.5 percent of the loan a year. Property tax rates and insurance premiums vary widely by location — use the figures from listings or quotes for an accurate payment, and set PMI to zero if it doesn't apply to your loan type or country.
Frequently asked questions
How is a mortgage payment calculated?
Principal and interest use the fixed-rate formula M = P × r ÷ (1 − (1 + r)^−n). Tax, insurance, PMI and HOA are added on top.
How much house can I afford?
A common guideline is that housing costs should stay under about 28 percent of your gross monthly income. Try different prices to find a payment that fits.
When does PMI go away?
On conventional US loans it ends automatically when the balance reaches 78 percent of the original value; you can usually request removal at 80 percent.
Is a 15-year or 30-year mortgage better?
A 15-year loan costs much less interest but has higher payments. A 30-year loan is more affordable monthly but costs more overall.
Do extra payments really help?
Yes. Extra payments reduce the principal directly, which cuts total interest and shortens the loan.
Does it work outside the US?
Yes. Choose your currency, set PMI to zero if it doesn't apply, and enter your local property tax and insurance.
Is my data stored?
No. Everything is calculated in your browser; your numbers are only in the page link.
